Expect to Deal with these -5- Common Nuisances if your doing Apartment turnover Painting❗                        By: Anthony Ford   ♦️   ♦️       Listen, after painting several hundred apartment turns. I CAN TELL YOU. I HAVE SEEN IT ALL......   When tenants move out.  80 Percent or more of them know they are never receiving their deposit back. And so leaving the apartment in the condition they found it in, is not a priority.    And when it's time for that rental unit to be painted for turnover. You can expect to find these common nuisances. : πŸ™ƒ  Trash and abandoned furniture❗       Some Apartment Painters are also often commissioned to Trash out a unit,  and rest assured that most tenants are willing to leave behind furniture , and trash.   What's super common is to see a large pile of trash somewhere in the unit. Sort of like a mini garbage dump. They create a garbage pile in a room or a corner and as they are moving their belongings out , they t

Finished Painting a Apartment, and touched up a Ceiling in another one❗

Today my company ExtraPrep Pro Painting..........    Finished a Rental Unit in Erlanger Ky. A 3 Bedroom townhome that one of My Painters has been working on this week.     In the middle of Decemebr we slow down a bit because Of Christmas.  And so apartment painting and or painting work from real estate investors is welcome.     I did not take any pictures because apartment turnover painting before and after pictures are really not that impressive. Unless the unit is INSANELY bad.   Basically your just putting walls back the same color they were. And so the end results are never anything that will blow you away  It is more just covering up things that you really can't see in pictures. Like finger prints and marks on the walls.    Property Management firms will stick with one color scheme for decades or longer. Today I finished the Bathroom ceiling REPLACEMENT And Painting job in Union, Kentucky.     Here is a Picture of the final product.  Tough day, unfortunately the homeowners were in a hurry to leave for the evening and I forgot to take  pictures of the bathroom that I completely repainted as well. πŸŽ¨πŸ™„  This was additional work from my "Liquid Ceiling" basement painting project. So this was just kind of a small add on project.  πŸ’ŽπŸ’Ž❗❗❗πŸ’ŽπŸ’ŽπŸ’Ž❗❗πŸ’ŽπŸ’Ž❗❗πŸ’Ž❗πŸ’ŽπŸ’Ž         Lets talk about why I had to refinish this ceiling anyways...  Mildew Growth.......       If this is your first time on my blog and you didnt read the post directly before this. Then this blog post will maybe not make sense too you. Go read it -  Here  ..........     MILDEW Growth had overtaken this bathroom ceiling.     So badly that it was abated. (Removed)  This is not uncommon. Although it is possible to clean and remove and or safely cover mildew. For whatever reason th

Union KY Bathroom Ceiling Mildew - Replacement

My Current Project via my company  ExtraPrep Pro Painting LLc   .......... Has me Replacing some Greenboard in a bathroom ceiling .     The ceiling was abated a few months ago due to excessive mildew growth.      The picture above is with the first piece of green board ( water resistant drywall)  already in place , I forgot to snap a before shot. But it was simply a ceiling with no wall board.   πŸ€£πŸ€£πŸ€£πŸ€£πŸ€£πŸ€£πŸ€£πŸ€£πŸ€£πŸ€£πŸ€£πŸ€£πŸ€£πŸ€£πŸ€£πŸ€£    If your wondering why I didn't just do it in one sheet❓ ...... That was the plan, however there is a shower fixture that would be a massive ordeal to remove.  So I had to piece this ceiling together with more than one piece of wallboard.  That's ok❗ I am proficient at Drywall Taping and Finishing.  Here is a picture of the Ceiling with all the greenboard installed and mudded.  I got it all pieced together and tommorow I will be sanding this for about 2 mins and then doing a quick cleanup and painting.
